28 days rule financial requirement

Hi there,

Can somebody please give me a link of guidance where it states that the documents must not be older than 28 days like payslips and bank statements? i tried searching but could not find it on Guidance notes.

Do i need Property inspection report as well is it mandatory? Can an estate agent provide this report? I have tenancy agreement and landlord letter. please advice thanks
