So I was on a Tier-4 visa enrolled in a masters degree in Plymouth which expired on 30th of January 2018 and I am back to India now. I met my girlfriend, who is British, few months before my visa was about to expire. We were looking on the options that we had for me to stay with her. But unfortunately nothing seemed to work and we planned to get married which was also not possible as the registry office in Plymouth told us that I need to have at least 70 days of visa left for them to do the investigations they generally do on foreigners before they can allow them to get married. Now I am back in India and planning to go back to the UK on a marriage visitor visa to get our marriage registered or get a fiancée visa, get married and then extend my stay. My girlfriend currently is non-salaried and makes about £313 a week(£16,300 a year) and just started last month. Therefore we need to wait another 5 months before we can apply.
Obviously she is well under the £18600 required for meeting the financial requirement for a spouse visa.
My query is if I had a property in India which has been gifted to me by my mother and is rented out, making about £400 a month from the rent, can I use this income along with my girlfriends salary to meet the minimum income required? Also do I need to show that I have been getting the rent from the property from last 6 months?

I am an Indian national. I have already received an unconditional offer for a Masters Programme in the UK and I am planning to apply for the visa soon.
I wish to use the joint account which has my uncles and my name on it. My uncle is also an Indian national.
The only problem is that I’ve only been added to my uncles account a week ago to form the joint account we have now. My uncle has been holding more than required money in his account for more than 28 days.
My query is that do I need to wait 28 days from the date i joined my uncles account before applying a visa as I have only been named in this account for a week?
Or can I apply for the visa now given that the money had been held for more than 28 days already?
Also do I need to provide an NOC from my uncle to use the funds?
