Spouse 1st Visa Extension after 33 months

I arrived in the UK on a spouse visa in 06/2016 and the 33 month period expires 03/2019.

In readiness to apply for an extension, I would appreciate it if someone would advise on some queries I have.

We married in Pakistan and provided a copy of nikah nama and English translation as part of the original spouse visa application.

QUESTION - Do we need to marry in England at registry office or is this not necessary?

We lived in spouse parents house and provided evidence of ownership as part of the original spouse visa application, spouse parents provided a letter that we may stay rent/bill free.
Since 01/2018 we have moved into a house owned by my spouse.

QUESTION - How do we evidence living together over the 2 year period 03/2017-03/2019 without any bills up to 01/2018?

If they granted a spouse visa, then they recognised the validity of your marriage. You cannot marry again without a divorce or annulment.

Any letters adressed to you and/or spouse? Council Tax? Letters from HMRC, Home Office, GP, Banks, Credit cards, DVLA, Building Society, club memberships, Library, etc?

Do I need to provide the same nikah nama and English translation or would I need a recent translation?

From 01/2018 we both have letters, some in single and also joint names - from this period I am sure we will have enough letters, spread over the period.

Prior to 01/2018 my spouse has some bank statements and Dr letter for myself but I don’t believe enough to cover the period - I had no bank account then.

Spouse parents can provide statement, will that be valid as evidence we resided together for almost half of the two year requirement period?

FLR(M) not older than 28 days evidence

In respect of FLR(M) and 1st extension after 33 months, please would someone clarify the aspect of evidence needing to be no more than 28 days old.

Some say all dates of evidence needs to be no more than 28 days old:

A) and prior to the date of online application
B) and prior to the date all documents are posted to Durham

Which is correct?

Also when I applied for my initial spouse visa, the online application in Pakistan was done 27/02/17 and I had some evidence dated after this, dated eg 09/03/16 and 11/03/16.

Is there a different rule for initial visa to extension?

Spouse visa applicant - Their own property rental income

I hope someone can advise.

My wife is in the U.K. on a spouse visa, currently in her first 2yr9m period and we will soon apply for her FLR(M).

We will be relying on my salary which meets the requirements fully.

Are there any issues if she was to own a property in the U.K. (no mortgage) and started to receive rental income?

She is unemployed so total income would be less than the annual tax free allowance and thus would not be required to pay tax - we will however need to declare via an annual tax return.

FLR(M) Can use same document for bank statement and correspondence?

For my FLR(M) extension after first 2.5 year period I will be submitting 6 joint named bank statements to show salary (along with payslips etc)

Can I also use the same bank statements above as correspondence to prove cohabitation?

Or can each item only be used for one aspect of the application?

So payslips/bank statements can be no older than 28 days on day of application.

Does a housing report and/or house deeds also need to be no older than 28 day’s??

No - only financial docs need to be within the 28 day rule for example payslips, bank statements. Everything else needs to be as up to date as available.

Housing reports last for 3 months so no older than that.
