How long before spouse visa application you need tenancy to start

At the moment I am living alone and this property won’t allow for 2nd person to come and stay so I have to move out and get a property fit for purpose
Question: how long before the application I need to have a tenancy agreement starting ?

My marriage is in end of December 29th December
I m planning on applying by some time in January ( may be end of)
So when do I need to have a tenancy agreement starting from? Is it ok for it to start 1 or 2 weeks before online application or has to be few months

But what about changing the address ? Don’t I have to change my bank and payslip address to match the new address ?

All these three things can meet accomodation requirement but if HO suspect that subletter is not landlord then may ask permission from actual landlord. It happens very rarely that HO still try to trace the actual landlord if the relevant paper work is attached. In UK its very common practice that actual owner is not living but given permission to someone else to manage his property which can be an individual person too part of letting agent.

Sub-letting is not allowed and if they find out application will be refused.

Subletting in private renting isn't always illegal as long as long as the number of allowed tenants as determined by the landlord/estate agent is not crossed (breached). For example if the landlord or estate agent has allowed 4 tenants in 4 bedroom home then if 3 person living there then lead tenant certainly can sublet the room to another one by making aware to landlord or estate agent.
