Property inspection report

Hi everyone, I have been viewing this forum as a guest for a while now, ever since my partner and I started the process of a Fiance visa application for him to move over from Malaysia.
I have read some really good advice on here so decided it was about time I registered.

Anyways, I have been looking at the property inspection report process due to only finding out now, when we are almost ready to submit the application, that I need this report. I have done some searching on here and can't seem to find something similar to my worry which I will post below.

My local council don't do reports anymore so I am having to use an independent body.
I have rang around and got some quotes, most are around £150
However, two quotes I received were for half that, but, from what they have told me, they won't be visiting the property, they will just use details I give them for the room sizes etc. and post the report to me when it is done.
Now, it might be just me, but I am really dubious about using them even though they are both saying how they have been submitting reports for years and can guarantee that their report won't be a reason for the application to be refused.

Just myself, 3 bedroom house owned by me. I say owned, mortgage is still being paid haha.

If you donot share home with anyone then be relaxed as you don't need any inspection report.

I have been told by the solicitors helping with the our application, and most things I have read, that you do need a report to confirm the details.

Since you own the home and live alone so you wont need property inspection report rather will have to attach documents such as mortgage statement, council tax, land registry etc. Read more about it below:
